I went here once when it first opened, and it was pretty bad with long waits and mediocre food. I thought I'd never be back, but my kid requested it, so we tried again. Party of three. There was no one to greet us at the front, at about 3:30 on a Sunday afternoon. After a minute, a waitress saw us and seated us. The hostess finally appeared and said, "Somebody got 'em?" and kept walking. Two of our party got coffee. I normally like how there is a carafe right at your table, so you can serve yourself. But there wasn't enough for 3 full cups of coffee in the carafe. The place was only about 1/4 full. The wait was about average for food. But it arrived in 3 shifts. First, two main courses arrived. Then, a few minutes later, some pancakes and sides arrived. Finally, a few minutes later, the 3rd main plate arrived. I noticed the other tables near us were served in the same manner. Waitress forgot utensils. Waitress forgot drinks. Food was ok. Nothing special. Any mom-and-pop diner I've been to has been better and cheaper. One last thing was strange. The place was dead silent the entire meal. Then all of a sudden, somebody turned on the loud overhead music. Our party's review: Me: 4/10 Kid: 4/10 K: 2.75/10 I don't see any reason to go back.

Food is good. It's always packed and in most time u have to wait at least 20 if your going on a weekend. Some of the staff and great, some Arnt.

When this restaurant initally opened up I thought ohhhhhh I want to try this restaurant. Let me tell you when I finally did go I was so very disappointed. It was filthy inside and had to wait to get a seat for quite a long while. The food was meh - nothing to write home about. Most of the customers in this restaurant looked like they had about 50+ pounds to lose, you should see the portions. It sort of reminds me of that restaurant at the Birch Run exit that gives you a whole pound of bacon when you order a side!!! IHOP - concentrate on quality, not quantity! I can do a better breakfast any time way lot better than this IHOP! Don't bother yourself instead go down the street to the Ram's Horn just before Inkster on Ford Road - they have good food there = breakfast, lunch or dinner!

Always great food when it comes to breakfast and reasonable prices for the food you can get. The place is always crowded on the weekends. Great service also. I had a very attentive waitress.

Great selection of fancy pancakes, waffles and other breakfast-y foods. Good service. A little expensive for me... I'm a cheap diner girl, as I'm sure you can all tell from my reviews. My last visit was just ok. I ordered a pancake combo breakfast... 2 eggs, hashbrowns (ordered well done, of course), 2 bacon strips and 2 wonderful-looking strawberry banana pancakes. I'm going to interject before I continue my review to say that Jacob and I were ONE of TWO tables in IHOP. Now, about 25 (!!!) minutes later, what I got was: ~2 luke-warm pancakes with about 3 strawberries and 3 bananas sprinkled on top. (I was really hoping it'd look like the plethora of fruit like the picture in the menu. Wrong. ) ~Eggs. They were good. ~2 strips of bacon. It was awful. Cold, dry as hell and chewy. I ate it anyway because I can't let [any] bacon go to waste. -Hashbro...oh wait, I didn't get my hashbrowns because the waitress told the cook they weren't well done and asked him to put it back on the grill for me. About TEN minutes later I got my hashbrowns. Well done? Yes. Kinda late in the game? Yes. I hate getting parts of my meal after everything else... especially when it doesn't seem like hashbrowns would take that long to cook a little bit more. The manager did give us us 10% off our bill for the cold/chewey bacon, because I had mentioned it to the waitress (basically told her to tell the cooks it's bad business to send out such cold product... they could have at least microwaved it so I might think it was fresh) and she told her manager. Anyway, whatever. It was just decent overall. Will I go back? Maybe. They're like one of the only places with chocolate chip pancakes. But if I do go back, I'll skip everything else and stick with a nice fluffy stack of pancakes.

I keep hoping this location will get better with each visit but it seems something usually goes wrong. I am addicted to ihop's Swedish crepes but they need to add one more crepe for the price you pay. My issues with this particular location is that it always seems dirty. Sticky seat, sticky table, and usually a dirty utensil, glass, or plate. One thing that really annoys me is bringing out my meal in portions. How hard is it to serve crepes and extra well done hash browns to me at the same time? Every visit I'm done eating the crepes then comes my toast followed by the hash browns. I don't experience this at other locations.

Great food great service. We eat here several times a week. It's better than all the restaurants in the area. My entire family loves it. Go ahead and give it a try you will be glad you did.

I am usually pretty against IHop as my local one is terrible, but we were in the area of this one and needed a breakfast place, and didn't know the area to well and ended up here at this IHop. I have to admit, it was shocking how good it was. The service was fantastic, the food was hot and fresh, it really was a delightful meal. I should have known it was good when we pulled in and saw local police officers eating... always a good sign!!

Three strikes and youre out. Ive tried it three times and the same things happen every time. Service was horrendous. Saw my waitress a total of three times once at order once at food being served and once at bill being given. Nothing in between, and there were only 3 tables being used by 2 people each. Food was mediocre at best and each time I've come for a meal they serve old stale coffee. It was cold in the carafe and tasted terrible. After the coffee was changed and food came there was no catsup and like I said before I patiently waited for the waitress to back but I was left like an abandoned dog. Maybe if they understood it doesn't take that much money to make fresh coffee I'd have given two stars but it's always the same issues. Sorry not sorry but this restaurant is terrible.

You know the place is very clean and super busy. A lot of people working but the food is not. I mean, like no. It's not hard to make a mushroom omelette with no cheese. Why burn the mushrooms every time. And bring out the toast with barely any butter on it and no jam to eat with. The hash browns are freaking awesome though. No water brought out on the table, I was like hiving after I finished my coffee. Whyyyy?? The manager looks like he tries very hard and so nice, just train the waitstaff to be better and hire a better cook!!!

The staff at this IHOP has always been super friendly. I love that this place is open 24 hours because you never know how early or late your schedule may be. This place will take you in, while everyone else is closed so that's reassuring. Not too big a fan of their lunch or dinner menus but they make great breakfast pancakes and their coffee is good too.

This location isn't a bad place - i believe due the rating the location is trying really hard to please their customers now. I believe it's at 3 star rating due to lack of service skills I guess and rudeness. When i was there - I notice the manager walking around making sure everyone was fine and seeing how their guest were doing. As well when i walked in i was greeted several times which of course i don't mind at all - especially when it comes with a smile. The waitress was very pleasant and we were seated quickly; i guess i'm so use to other location being extremely crowded all the day. Please note - arrived at 11am on weekday

The service here is usually fast & is always friendly. On Sundays in the morning & afternoon you often have to wait for a table...the church crowd seems to flock here. This location is open 24 hours on the weekends. The food is what I would expect, it's IHOP...their lunch/dinner food is much better than I would have expected but sometimes on the greasy side. I've had a few of their low fat/cal options & they were all much better than I would have expected. I eat here often & plan to continue to do so.

Wow, is all I can say about the management at this place. I don't usually leave reviews, but I had to come on here to say something after what I saw happen last night. This restaurant is located next to Mexican Fiesta, which is a very busy and popular local restaurant. Parking has always been a bit of a hassle there, but the surrounding businesses (Bank of America and Autozone) have always been pretty friendly about sharing parking lots. Well, the management at IHOP has put an end to that. On Cinco de Mayo, with maybe 4 cars in their parking lot, they TOWED any and all cars parked there that were not eating at their restaurant. People have been parking in that lot for 10+ years. I understand things can get crowded over there and they want their patrons to have enough spaces, but this was obviously done to make a point. As a business in the community, I'm disgusted with the way they have treated people just trying to go out for a nice dinner with their family and friends and enjoy themselves. It's obvious they have no interest in working with Mexican Fiesta and could not care less about burdening members of the community they are serving. Disgusting. I will never eat at this place again, until it's under new management, which works out fine because it's overpriced and the service sucks anyways.

I HATE leaving bad reviews, but I never hear good things about this place unfortunately. I think there's been one, MAYBE two times that I've been here and there's good service and no issues with my food. It's too bad because the food is usually pretty good, but the service is typically horrible, even the hostesses, which can ruin the entire visit unfortunately. I hope they turn things around for the business's sake. Good food, but terrible service :(

Add me to the list of people who have waited endlessly for breakfast food. I wouldn't recommend this IHOP if you're in a hurry or have to be to work in the morning. I took my niece there a few months back and we both had pancakes and eggs. It took a half hour to get our food, and then the bill was wrong. The waitress said she'd fix it, then never came back. After another 15 minutes (we had been done eating for 20), the manager walked by, so I grabbed her to fix the bill. She disappeared for awhile too. I don't know what they were doing - how long does it take to fix a bill? It's not like they were crawling with people. The food is just okay. Nothing to write home about.

Been here a few times and it is always slow and not very good. The servers are nice but the food leaves little to be desired and you will not eat together. You will wait an easy 40 minutes for food to come out of the kitchen and then they will only bring half of the tables food and disappear for another 10 minutes. My mom didn't get her sauce or potatoes with her chicken dinner, my uncle and I didn't get served until the other three were almost done and then my salad was brown..I was going to just pick off the bad pieces until I realized I had more of my salad on the table than what was left on the dish so I had to send it back and wait 10 more minutes before the waitress came and asked me how I wanted my salad?...which meant they didn't even start making the new one yet.. We also saw other people asking to get service...NOT GOOD.

Not even the delicious blueberry pancakes could save this experience. We headed here late on a weekend night for some pancakes. Being one of only two tables in the building, I figured we'd be in and out quickly. Such was not the case. I don't know what took so long, but we waited forever for a couple pancake meals. The sides were incredibly underwhelming. The eggs and meat were sub-par, and the hashbrowns arrived about ten minutes after the rest of the food. The pancakes, though... the pancakes were great. Unfortunately they couldn't make up for the rest. And absolutely not worth the heavy pricetag. I have a hard time paying dinner prices for simple-breakfast food.

Whenever I'm in Southgate to visit my boyfriend we seem to always seem to wander into Dearborn. He collects comic books and action figures and apparently he always seems to find stuff at the Toys R' Us and other various stores in the area. Because I'm just grateful to get the heck out of my home most of the time action figure hunting is an acceptable past time in my opinion. When in the Dearborn area we always seem to end up here at IHOP. We've must have been here a half a dozen times and we can always count on the same thing. The place being crowded and service being terribly slow. I'm also beginning to think that slow service is an IHOP thing in general because it always happens to be in East Lansing as well. I usually get the same thing over and over again here. This is the one place I've found that when I order over-easy eggs that they know how to cook all of the egg white and leave the yoke runny. While this doesn't sound like a huge deal it is to me. Runny egg white makes me gag. It's also hard to find a place that can do this without accidentally cooking the yoke or burning the edges of the egg. I also recommend trying their coffee drinks. They have these specialty coffees that I think are pretty fantastic. I say if you're in the area and hankerin' for some breakfast food make sure you come here.
